Before and after

An aggressive 90 day schedule is all that it took to completely re-create an aging Farmers Coop Oil gas station into a modern gas station-convenience-carwash plaza in Olivia, MN.  This was the second time this site would be converted.  The outdated convenience store sat where two residential houses and an old service garage had once stood.

The $1.85M project included:

• Demolition of the existing convenience store
• Six multiple product dispensers (gas station islands), including a revamped diesel island
• Drive lane and stacking for a new 2 bay car wash and car vacuuming island
• On-site parking for semi truck/trailers on the site

Farmers Coop Oil asked Construction Solutions-Midwest, LLC, to help them develop a facility that would gives their customers a feeling of coming home.  To accomplish this goal, we went with a pitched roof with architectural dimensional shingles and selected hardboard side, block wainscoting, and earth tone color choices to give the project a residential feel.

The store interior includes a large coffee island, bakery case, and fast-food court area.

As with any project today, lighting and security had to be considered in the design phase of the project.  We worked with C-Store Systems (Madison, WI) to design a store interior which would provide maximum sight lines from the cashier’s area to both the gas islands and the diesel island.   A security system was installed with cameras strategically placed to provide a view all of the pumps, the car wash traffic stacking area, both carwash bays, and ingress and egress to and from the site.  The site is extremely well-lit throughout, to insure that Farmers Coop Oil’s customers not only feel safe, but are safe at all times.

The entire building was designed for maximum energy efficiency.  The site uses an Emerson Energy Management System to regulate energy use.  They have triple pane glass doors to keep the cool in and the heat out.
